Study Reveals Local Authorities With The Cheapest New-Build Housing
- Erewash, Derbyshire has the lowest median price for newly built housing at £122,750.
- Stoke-on-Trent came second with £126,858, and Wirral came third with £135,000.
- Cardiff and Liverpool ranked fourth and fifth, respectively.
A new study has found that Erewash, Derbyshire has the lowest median price for newly built housing out of all local authorities in England and Wales.
Home insurance broker One Sure Insurance analysed data from the Office for National Statistics to determine which local authorities had the lowest median price for all types of newly built housing last year. These results were then compared and ranked from the lowest to the highest prices.
Erewash, Derbyshire came first in the study with the lowest median new housing price of £122,750. This borough is largely rural and includes towns such as Ilkeston and Long Eaton, alongside smaller villages.
Stoke-on-Trent, Staffordshire ranked second with a median new housing price of £126,858. It is the largest settlement in Staffordshire and was formed from a federation of six towns: Stoke-upon-Trent, Hanley, Burslem, Tunstall, Longton and Fenton.
Wirral, Merseyside came third with a median new housing price of £135,000. Wirral is England's westernmost metropolitan borough, faced by the city of Liverpool to the northeast over the River Mersey.
Cardiff, Wales ranked fourth with a median new housing price of £155,548. The commercial centre and capital city of Wales is the eleventh largest in the United Kingdom and belongs to the Eurocities network of the largest European cities.
Liverpool, Merseyside came fifth with a median new housing price of £170,950. The borough is the fifth largest city in the United Kingdom, the largest settlement in Merseyside and part of the Liverpool City Region.
Other local authorities in the top ten include South Tyneside, Swansea, Derby, Dudley, and Cumberland.
Westminster, London came last in the study with the highest median new housing price of £1,809,875. This area primarily has high-rise flats for purchase and sits in the centre of the city with many of the most important buildings in London.
A spokesperson for One Sure Insurance commented on the findings:
“This study provides valuable insight into the range of prices for newly built housing within local authorities across England and Wales. While it does not show us what the highest and lowest prices are, these median price points offer a perspective on the potential average cost for new housing.
“It is notable that both Wirral and Liverpool both rank in the top five positions, along with other large settlements like Stoke-on-Trent and Cardiff. This is likely due to the increase of affordable new housing in boroughs that have the most demand for them from their growing population, whilst Erewash’s low pricing comes from its rural positioning.
“There are also many boroughs in the list that lack of data for most types of housing. This might mean they either only have recorded pricing data for newly built flats and maisonette houses, or they were the only housing types available in those areas last year, which may be indicative of the current housing market.”
