Major IKEA Development Given Green Light

DMH Stallard’s highly regarded planning team is celebrating the approval of two major planning applications that will have a significant impact on the Brighton city region.

The first application relates to land in Lancing where New Monks Farm Development Limited’s (a subsidiary of Brighton and Hove Albion Holdings Limited) £150m regeneration plans include provision for 600 dwellings (in partnership with CALA Homes), a large country park, a community hub, land for a primary school, transport infrastructure and a new IKEA store to serve the south coast.

“This high profile project will bring hundreds of homes and jobs to Sussex, and provide amenities for the whole community,” according to Peter Rainier, Principal Director of Planning at DMH Stallard.

The meeting of the Adur Planning Committee also considered and approved a second application that will provide an additional 25,000 m2 of commercial space at the airport, utilising a joint access and drainage strategy. It has been estimated that nearly 900 jobs will be created by the two approved schemes, over 400 of them connected with the IKEA store.

“A scheme of this scale close to the South Downs National Park obviously needs to pay careful regard to environmental sensitivities whilst balancing the need for jobs and homes as required by the Adur Local Plan,” continued Peter. “The concerns raised relating to drainage, flooding and transport have been addressed throughout the process, and the visual impacts have been mitigated through revisions to the design and layout. Crucially, we have achieved a scheme that will bring forward two strategic Local Plan allocations and help to secure the long-term future of Brighton City Airport. We are delighted that the local planning authority has resolved to approve the scheme.”
